Acceptance of Terms and Conditions

Upon making a Reservation, you are engaging in a legal rental agreement with Aruba Happy Rentals and thereby consenting to and obligating yourself to adhere to our Rental Terms and Conditions. These terms are applicable to all occupants of the premises, regardless of whether they have individually agreed to these specific Rental Terms and Conditions.


Your Aruba Happy Rentals vacation property will be ready for occupancy starting at 4:00 PM on the day of your arrival and must be vacated by 11:00 AM on the departure date. Requests to modify arrival or departure times must be made in writing at least 24 hours before the scheduled time and are subject to approval. Charges may be incurred for early arrivals or late departures.

Occupancy must not exceed the posted limit for each home, excluding children under three years old. The Reservation is confirmed only for the number of Guests declared in the Reservation. Aruba Happy Rentals reserves the right to cancel the Reservation without refund and expel all Guests if additional unapproved Guests are present on the property or if the home is over-occupied.

To secure a Reservation, the following conditions must be met: a Deposit of 25% of the reservation total is required upon booking, and the Guest named must be at least 21 years old and present at the property during the rental period. The remaining balance for the Reservation must be paid no later than 30 days before the arrival date.

Failure to complete the final payment by the due date (30 days prior to arrival) may result in the forfeiture of the Reservation and Deposit.

Aruba Happy Rentals manages privately owned rental properties, some situated within Resort Communities. However, access to Resort amenities like swimming pools, golf courses, fitness rooms, tennis courts, and restaurants cannot be guaranteed. Guests acknowledge that Aruba Happy Rentals is not liable if access to such amenities is limited due to maintenance, resort policies, or any other reason. Guests are expected to adhere to all HOA, Resort, Association, or Community rules, including quiet hours, parking regulations, and a prohibition on hosting events.

Any violation of laws or ordinances during the rental period, or the use of the property for immoral purposes, will result in immediate termination of occupancy without any refund.

Property descriptions provided on the website(s) are made in good faith. Aruba Happy Rentals holds no liability for any errors or omissions in these descriptions.


All cancellation requests must be submitted in written form by the individual whose name is listed on the reservation.

For cancellations made 90 days or more before the scheduled arrival date, the deposit will be refunded in full. However, if the cancellation occurs within 30 days of the arrival date, any payment made for the reservation will not be refunded and will be forfeited.

If the remaining balance remains unpaid 30 days before the arrival date, we reserve the right to cancel the reservation. In such a scenario, any amount paid towards the reservation will be forfeited.

Guests have the option of receiving a 100% refund for their reservation if they decide to cancel at least 90 days before the scheduled arrival date. In this situation, the guest will be refunded the entire reservation amount.

No refunds will be provided for late arrivals, early departures or unused days of your rental property Reservation.

We recommend that all Guests ensure they have appropriate travel, medical, injury and cancellation insurance cover prior to travel.


To ensure the comfort of our guests and adhere to local regulations, all properties managed by Aruba Happy Rentals are designated as NON-SMOKING areas. Smoking is permitted solely in specified outdoor areas with doors and windows firmly closed.

In the event of any indication or evidence of smoking within the property, a $500 smoking fee will be levied along with charges covering the cleaning and deodorizing of the property and all its contents, including but not limited to carpets, furniture, window treatments, etc. These expenses will be charged to the payment method on file for the Reservation.

Dog Policies

Unless a dog-friendly property has been specifically reserved, pets are strictly prohibited from entering the property, including balconies, patios, or yards. A charge of $100 per reservation for a maximum of 2 dogs per unit, along with applicable fees, processing, and/or taxes, is applicable.

Should the behavior of a dog lead to complaints from other guests or neighbors, the Guest may be requested to arrange boarding for the dog off the property at a veterinarian, shelter, or kennel without compensation. Guests are responsible for cleaning up after their dogs both inside and outside the property. Dogs are strictly prohibited from accessing the pool, shared areas, or any amenities within the resort. Cats or any other pets are not permitted inside the property.
