Here we are; you’ve chosen between a house or an apartment and you know where to find your home. It is time for the final step: What to keep in mind when working with a realtor.
The first thing to keep in mind is your own budget. As mentioned before, many realtors suggest that your rent should not be more than 25-30% of your income. Realtors could actually decline your application if this is not the case. To assure this, almost every realtor wants you to show a proof of income. Keep in mind that you need to show your payslips or –if you are self-employed- need to pay a higher deposit. Realtors need this to minimize the financial risk.
If you want to view a house, make sure that you make an appointment first. Many clients walk in and expect the realtor to show them the house right away. If you are lucky, this could be the case, though you have to keep in mind that realtors have schedules too. Most of the times, they have appointments with other people who did plan their viewings. Make sure there will be no surprises and pick a time and date when you are off. Being in a rush while viewing your future home is never a good idea, so take your time.
The following step is handing in your documents. Be prepared to bring all the papers a realtor could ask for. If you are a foreigner, it could be that you need to show your registration in the country. Bring valid copies of your passport and your spouse’s, a copy of your work permit if applicable, your last few payslips and a reference letter of your employer. In case you have your own company, bring a copy of registration by the Chamber of Commerce as well. The faster you have your entire documentation ready, the more likely it is that the house will be reserved for you. As for most companies: first come, first served!
As soon as everything is complete, the rental agreement will be made. Ask your realtor to send it to you before you make an appointment to sign. If you have any questions, do not hesitate to ask them. Do not sign until everything is 100% clear for you.
Last but not least: the keys! Congratulations, after all these steps, you opened the door to your new home. Sit back and relax. This is the time to enjoy these beautiful moments!
